We are out enjoying Lake Lanier most everyday. As we were out boating last weekend and listening to the Belmont while floating on a raft in a private cove, I could not help but think how lucky I am to live on this beautiful lake! We live in a community that has a community dock and though many people want their own private docks, the changing water levels of Lake Lanier has brought about a new found appreciation for community docks. The HOA takes care of the dock and moving it in and out as well as the maintenance.

If you have ever wanted to own a part of Lake Lanier but found the price tags a bit too hard to swallow, I have the perfect opportunity for you. Fractional Interest Ownership at Point125 is that perfect opportunity. I recently met with the Founder and President of Point125, Dan Youngblood, and he gave me some great information. In fact, you can learn more about it by clicking on the Point125 link.

Dan recently did an interview with Lakefront Radio to talk about the Point125 opportunity. If you would like to listen to the interview, here is a link - Dan Youngblood Interview.
If you are thinking of purchasing a home on Lake Lanier, are a current Lake Lanier homeowner or someone thinking of visiting Lake Lanier area this summer, this would be a great interview for you. This will give you a very good understanding of the history of the Corps of Engineers, regulations in place on Lake Lanier and what the Corps wants everyone to know when it comes to Lake Lanier Lanier ownership and recreation.
Lake Lanier Then and Now

We are convinced that Lake Lanier will return to full pool and that rain will come to Northeast Georgia. As Teresa and I go about our different activities on Lake Lanier, we realized that it might be nice to have a comparison of conditions when that happens.

A recent showing at Water Mark on Lake Lanier, brought home how far down Lake Lanier really is and yet how usable still. While standing on the party deck on the upper level of the dock, I came to realize that at full pool I’d have been in ankle deep water. Several boats went past on the main channel during that time. Given that the dock at Water Mark has never had less than 12 feet water depth in any of the slips means that if your boat was at Water Mark, you could still be using it.

Atlanta Boat Show 2008

We hit the Atlanta Boat Show this year with a booth and video of our featured lake properties. It was our first experience with this show and the traffic was very good. We heard that the attendance was down a bit (20 percent) from last year but there was still enough traffic to keep us busy in the booth for five days. While there is always the current concern about lake levels, we found most of the show attendees are not greatly concerned about the recreational future of Lake Lanier.

One of the things we liked most was having our builder partners in the booth to talk directly with the people who expressed interest in the homes. We are looking forward to working with some of the folks we met at the show and will be following up with all who left us contact information.

State of the Lake, Straight From The Source

I have heard so many rumors from so many individuals, the press and people speculating on the future of Lake Lanier that I decided to call the Corp last week and get the REAL story from the horse's mouth! I was able to speak with one of the chief rangers and this is what he said:

"Currently we are out of our 210 day moratorium on dock permits and upgrades, but now we are in a low water moratorium. There will be no dock upgrades or new permits issued until the lake rises to 1064. The ARE 170 +/- dock permits left to be issued. All of the existing applications have been processed so when the moratorium is lifted, there will possibly be a rush for he remaining 170 new permits to be issued.

Lake Lanier at its best found in Watermark Community!

Watermark on Lake Lanier is a very unique and fantastic concept on Lake Lanier. It is the only subdivision that is gated and offers 1.5 acre-3 acre homesites. With ony 18 homesites we offer a deeded slip in our community dock. At Watermark on Lake Lanier, we are 100 percent dock slips to homesites and the dock slip is included in the price of the lot. Other subdivisions charge up to $60,000 for a dock slip at their community marina. We have an on-site builder, Exterior Motives, who has been building in Buckhead for the past 20 years. You can also bring your own builder as long as the elevation of your home follows the guidelines of the look and we that we have created.

Should I Sell My Home on Lake Lanier

Who says it is not a great time to sell Contrary to popular belief,
there are market and Corp factors that DO make this an opportune time to
list your lake home! We receive calls every day from potential purchasers
wanting to buy on Lake Lanier. The water level may be at an all time low,
yet we can maximize the return on your investment with our GREAT marketing
strategies. It is a buyer\'s market which means people ARE buying property.
With the 210 day moratorium on dock slip permit issuance, it is highly
likely that during that time, the decision will be made as to who will
receive the last permit on Lake Lanier. That means that even if you are
sitting in low water, you still DO have a dock permit.
